Three things to check in any condo

  1. Look at the condo fee together with what it covers (heat, water, insurance, reserve fund) — a lower fee is not always the better deal.

  2. Make your offer conditional on reviewing the condo documents: financial statements, the reserve fund study, board minutes and bylaws (pets, rentals, renovations).

  3. Check whether parking and storage are titled or only assigned, and whether the building has any special assessments planned.
