Closing costs in Alberta

Rent vs buy calculator →
  1. No land transfer tax

Alberta has no land transfer tax. You pay a Land Titles registration fee instead: $50 plus $5 for every $5,000 of the price, and the same formula on the mortgage amount (since October 2024).

  2. CMHC insurance with less than 20% down

The premium is 2.80% (15% down), 3.10% (10% down) or 4.00% (5% down) of the mortgage, plus 0.20% for a 30-year amortization. It is added to your mortgage, and Alberta charges no sales tax on it.

  3. Minimum down payment

5% of the first $500,000 and 10% of the part between $500,000 and $1.5 million. Homes priced at $1.5 million or more need at least 20% down.

  4. Other costs to plan for

Property tax and condo fee adjustments on possession day, moving, utility hook-ups and home insurance. On a new build, GST is 5% of the price — builders often include it or apply rebates, so check the contract.
