Buying a home in Calgary is easier with a plan. Kateryna Semenova guides you from mortgage pre-approval to possession day, explains every document and negotiates on your behalf — whether it is your first condo, a family home or an investment property.

Step by step

  1. Free consultation

Your budget, must-haves, preferred communities and timeline. You leave with a clear plan and realistic expectations.

  2. Mortgage pre-approval

Know exactly what you can afford before you start viewing. Kateryna can introduce you to trusted local mortgage specialists.

  3. Home search

Browse current listings, and Kateryna sends you new homes that match your criteria as soon as they come up.

  4. Viewings

Tour homes together; Kateryna points out what matters: layout, condition, condo fees, resale potential and the community.

  5. Offer and negotiation

A strong offer with the right price, deposit and conditions to protect you, based on recent comparable sales.

  6. Conditions

Home inspection, financing and, for condos, a review of the condominium documents before the deal becomes firm.

  7. Closing and possession

Your lawyer completes the transfer; Kateryna coordinates the final walk-through and the keys.

Plan your budget

  • Down payment: at least 5% of the first $500,000, 10% of the portion up to $1.5 million, 20% for $1.5 million and above.
  • Closing costs: Alberta has no land transfer tax; plan for legal fees, Land Titles registration, inspection, adjustments and moving — about 1.5% of the price is a comfortable estimate.
  • First-time buyers: the FHSA and the Home Buyers' Plan can help with the down payment. See the FAQ for details.
