For buyers

What it means if you are buying

  • More homes to choose from than a year ago — there is usually time to compare, book a second showing and include conditions such as financing and inspection.
  • Apartment condos have the most inventory: there is room to negotiate on price, possession date and condo document conditions.
  • Prices differ a lot by district — compare recent sales in the exact community, not the city average.

For sellers

What it means if you are selling

  • With fewer sales than last year, pricing right from day one matters more than ever: overpriced listings sit longer.
  • Detached homes remain the tightest segment, so presentation and a realistic price usually still bring offers.
  • Days on market were 42 on average — plan your timeline and possession date with that in mind.
