CREB® described 2025 as a year of transition for Calgary, after several years of strong price growth. Supply grew faster than expected and the market moved toward balance.

- New listings: more than 40,000, up 9%.
- Benchmark price (annual average): $577,492, about 2% lower than 2024.
- By type: detached up about 1%, semi-detached up about 3%, apartments down about 3%, row homes down about 2%.
December 2025
Sales were 1,126 (down 14.2%), the benchmark price was $554,700 (down 4.7%) and inventory rose 28.9% to 3,860 homes.
What drove it
CREB’s chief economist said supply grew higher than expected, especially for condos and row homes, which weighed on prices enough to offset gains in detached and semi-detached homes. Record-high housing starts added to supply. That trend continued into 2026: see our monthly market reports.
