Calgary Housing Market, September 2026: Sales Down 3.8%, Apartments Still Soft

Calgary’s housing market kept cooling in September. Based on media coverage of CREB®’s September report, home sales were 3.8% lower than a year earlier and the citywide benchmark price was $566,700, down 0.8%.

The numbers

  • New listings: 3,354, down 11.3% from September 2025.
  • Inventory: 6,486 homes, down 6.3%.
  • Months of supply: 3.93.

Two different markets

  • Detached homes: benchmark price of about $739,400, roughly 1% lower than a year ago. Sales rose 4% to 896.
  • Semi-detached homes: $685,200, up 0.1%. Sales rose 5% to 163.
  • Row homes: $412,400, down 5.5%. Sales fell 18% to 248.
  • Apartment condos: $291,400, down 8.3%. Sales fell 14% to 343.

CREB’s chief economist says the last three years of construction were concentrated in higher-density housing. Demand has absorbed part of that supply, but not enough to keep apartment and row prices from falling.

By part of the city

Among the four quadrants, the northeast had the biggest drop in detached prices (down about 6% to $556,600), while the west rose 2.7% to $993,700. You can compare districts on our home prices map.
